As days and days pass by, Croatia is becoming more and more beautiful in front of our very eyes. I mean let’s face it: the beautiful beaches in Croatia rule the entirety of Europe—even the entire world. And don’t even get me started with the luxury hotels that entail history and culture. The national parks…the world-class, all-inclusive resorts…and not to mention the Yacht Week…I mean what is not to love in this beautiful country?
Naturally, if you are a business-minded person (like me) you’re probably thinking of the same thing I am. That’s right, have you ever wondered if real estate Croatia is a good investment? The answer is YES! It’s good because Croatia is becoming more and more of a tourist attraction. You can visit it at almost any time of the year. And remember our discussion about seasons? That’s right you can get a different feel for Croatia with every visit that you make.
So you can easily see why Croatia is such a hot place for investors everywhere. And mind you, we’re talking about real estate investing here. Because Croatia is such a tourist attraction, you can easily turn your property into a business. I mean, it’s a very simple concept right? Especially with Airbnb being so popular as it is right now, you can’t go wrong with this.
Having said that, though, there are definitely a lot of things that you should consider. Which is why I’m here. And that I can help give you insights and tips into investing in real estate Croatia. So grab your notebooks—or iPads if you’re a techie kind of person. Here are some pointers you need to take note of.
First things first, you have to take note of what we call property ownership. Now I am not going to dwell on this too much, but take the time to read articles. Focus on laws that govern the owning of real estate in Croatia. It is definitely not a cakewalk—especially when you’re a foreign national. You need to be aware of the rules and regulations regarding this matter. Otherwise, your plans of investing all just go down the drain.
Now this is just me summarizing so that you get a good feel of what to expect. First off, obviously Croatian citizens are allowed to buy property in Croatia without any restrictions. whatsoever. Second, all citizens part of the European Union have the same title and privileges as the Croatian citizens have. The third one is where it gets a little tricky. This goes out for the citizens outside of the EU. If they are a resident in the country and have a reciprocity agreement with Croatia, then they can own property as well. However, they need to seek approval first from the Ministry of Foreign Affairs. Furthermore, foreigners cannot buy forest or agricultural land which are under the ambit of cultural monument.
I hope I didn’t lose you guys right there. Like I said, we are not going to dwell so much on this particular topic. But I believe that this is important information that each of us need that’s why I laid it on the table.
Location. Whether you’re buying real estate for occupancy or for business, one thing is certain. And that is, location is VERY important. I put a little emphasis on the “very” there because there no truer words that have been said. Many people believe the success of your real estate purchase depends solely on the location. I couldn’t agree more with this.
It’s nice to strive for perfection when buying a property. And you can work your butts off in making your property perfect aesthetically speaking. But if it is not strategically located near the sights and wonders, or is next to a building site, or can only be reached by foot, or is easily taken down by storms and calamities, then it is definitely a lost cause.
I’m sure you understand quite well the point that I’m trying to drive here. After the legal matters, location is the next most important thing to consider. Most especially if you’re thinking on the business side of things. Or even if you plan to stay in Croatia long term. Both of which we are going to be talking about next.
In the heart of the city. If you want your property to sell to the tourists and visitors, although not a must, this is definitely a plus. Again, this goes back to what I said about location. A country life in Croatia is drastically different than the city life. Tourists who plan to visit the country are looking for easy access to sites and attractions. They also want easy access to amenities. Not to mention the travel! Are their buses, trains or other vehicles near the area? Or is your property only reachable by foot?
Access to a local beach. Did I mention that the beaches in Croatia are beautiful? If the tourists did not come for Dubrovnik and King’s Landing, they are most likely looking to hit the local beaches. This, for me is again another huge plus for your business.
Budget and maintenance. Simply put…because no one wants to be spending more than they are earning. This is one important thing to consider as well.
Healthcare. They say that health is wealth, after all. And when you’re planning on getting real estate Croatia, by all means consider this as top priority. The availability of healthcare centers vary from place to place. If you’re that type of person that requires regular check-ups or trips to the doctor, it’s easy to see why this should be your top priority above anything else.
School. Again, this all boils down to location. If you have kids, this is a no-brainer if you plan to stay long term. This goes hand in hand with transportation as well. As much as possible, it should be relatively easy for you as a parent to drop off and pick up your kids in school.
First and foremost, you are the first person who knows what you actually need. Do a little homework of your own. This is wear valuable questions and queries stem from. I mean, what are you going to ask a real estate agent if you don’t know in the first place the property that you are looking into? Know what you want first, and take it from there.
This is definitely a must. Do not pretend to be Mr. Know-It-All and do things on your own. Sometimes, it’s best to hear it from the experts themselves. Hire a broker, ask a lot of questions and get the necessary information that you need before thinking about buying real estate Croatia. Before you go all-in on a place, it doesn’t hurt to ask for professional advice.
Don’t just pass by the area you are looking to buy property from. Get our of the car and survey the neighborhood. Ask the locals on the important things that you need to know. Get a good look at the town and do a little exploration. Heck, you may even want to reach out to the expats and ask for their experiences. If you’ve found everything that you think you need within the premises, then go and make the wise decision.
Buying real estate can be tricky in general. Which is why you need to know much first before acting on it. In light of that, I do wish that I was able to give you guys invaluable insight into real estate Croatia. I know that these are pretty much basic principles that I’ve laid out here. Nevertheless, it’s the fundamental things that are the most important. A building does not stand without its basic foundation, and the same thing can be said in buying real estate.
